New BTS Line, Soaring Property Prices, and New Luxury Thailand Properties

With the creation of yet another BTS line, a number of Bangkok condominium projects have already secured a spot near it.

The BTS Gold Line is a 2.8-kilometre monorail line that will extend the BTS Green Line from Krung Thonburi BTS station to the Phra Pok Klao bridge. The first part of this monorail will have three stations namely Krung Thonburi, Icon Sial, and Khlong San Station projected to be open in 2020.

Meanwhile, the second part of the project will be along Somdet Chao Phraya Road with the fourth station at Wat Anongkhram, supposedly to be operational in 2023.

According to The Nation’s survey, property developers are expected to spend about THB 100 billion for the development of commercial and residential projects. With this, the Bangkok real estate market expects to have at least over 2,000 units for sale. Prices of these units are expected to range from THB 71,000 to THB 380,000 per square metres.

As more and more developers fight for a spot near BTS stations, land prices along the BTS line have incessantly increased, but there are hardly any vacant lots, said Phattarachai Taweewong, senior manager of the research department at Collier International (Thailand).

Taweewong further said that land process on Charoen Nakhon Road, especially those near Chao Phraya River have surged to 125 per cent from an average of THB 200,000 per square metres in 2011 to THB 450,000 in 2018.

As a result, properties around the BTS Gold Line only comprises the luxury and ultra-luxury segments.

Well-received Areas along the BTS Gold Line

Charoen Nakhon and Charoen Krung are said to be the most popular riverside locations due to their proximity to the central business district, said CBRE Thailand.

On the east side, you will find world-renowned luxury hotels such as the Shangri-La, Mandarin Oriental, and River City Bangkok.

ICONSIAM, the next tourist attraction to further popularise the BTS Gold Line, is just at the opposite. This large shopping mall with an area of 500,000 square metres will store multiple international brands that would open their flagship stores. More than 150,000 visitors per day will be visiting this large complex, said the management.

Among the properties developed in the area, The River by Raimon Land received the highest presale rate at 92 per cent, followed by The Residence at Mandarin Oriental Bangkok at 85 per cent, and the Banyan Tree Residences at 40%.
